Project Description
The goal of this project is to renovate approximately 58,000 square feet of space, at the Shoppes of Hope Valley, formerly used as a grocery store, to house Durham County Board of Elections. The new facility will consolidate the Board of Election’s operations within a single facility.
The scope of work includes interior renovations, exterior façade improvements, roofing replacement, and full building system replacements for the designated space. In addition, the project includes roof replacement and the rooftop HVAC unit replacement for the remainder of the strip shopping center located at 3825 South Roxboro Street.
The project will be designed and constructed in three phases to accommodate the desired move-in date, site planning approvals, and the availability of funding for Phase 2. To meet these goals, the project will be phased as follows:
Phase 1a: Interior Renovations, MEP Systems, and Roof Replacement (everything associated with getting the BOE portion of the project up and running in December 2023.)
Phase 1b: Exterior Improvements: Building Facade / Site Improvements (this scope requires site plan approval and, therefore, will begin construction after Phase 1a.
Phase 2: Part Two of the Roof and RTU Replacements (the remainder of the shopping center). Completion date for this is TBD as construction funding has not yet been identified.
The Owner intends to utilize the Construction Manager at Risk (CMAR) project delivery method for the project.
